St Helens Beach: First look at Balmoral Quay shipyard that’s been turned into luxe housing estate


The final 12 townhouses in stage 4 of the Balmoral Quay development are on the market.


The former Rippleside shipyard redevelopment has reached a new milestone with the rejuvenated St Helens Beach open and the final Balmoral Quay townhouses completed.

More than 7500 cubic metres of sand was trucked in to transform the beachfront as part of an $8m overhaul of the Rippleside foreshore.

The project was a key plank of the Balmoral Quay residential development and follows the earlier renewal of Rippleside Beach at the southern end of the site.

New aerial photos reveal the extent of the transformation of the abandoned shipyard over the past nine years since construction started.

A new waterfront promenade now links the two beaches and the development’s floating marina anchored by the restored Rippleside Pier.

As part of the plan to make St Helens Beach ready for swimming, a stormwater drain that previously discharged into the area where people may have otherwise swum has been replaced with a new underground line that discharges further out to sea.

Balmoral Quay development director Theo Axarlis said it was fulfilling to realise a long-term vision to revitalise Rippleside’s waterfront.

“When we commenced in 2015, the site had sat barren for decades and our plans for luxury waterfront living were called ambitious, but our vision for Geelong as an exclusive lifestyle location is a reality today, reinforced by development of Geelong’s waterfront into a world-class entertainment and dining precinct,” Mr Axarlis said.

There are 12 townhouses remaining for sale in Balmoral Quay’s fourth stage, which will be the final townhouse release in the project.

Plans for another 28m-high apartment building proposed as part of stage five has been referred to an independent panel.

McGrath, Geelong principal Jim Cross, who is selling the development, said many of the remaining townhouses faced a new 3200sq m landscaped park.

He said the two, three and four-bedroom residences were the last genuine opportunity to buy a townhouse on Geelong’s waterfront.

“Most of the product that is still left and remaining to purchase are places either looking to the north over the parkland to the bay, that captures that beautiful sunlight and the views,” Mr Cross said.

“We also have some more affordable townhomes which are harbourside which don’t necessarily capture the water view but you are still living on that waterfront precinct and I suppose you are buying into that waterfront lifestyle that surrounds the development as well.”

He said Balmoral Quay’s investment in the precinct had added great value to the area and the wider suburb.

“It is so rewarding. I remember when we first looked at the site it was a vacant, under-utilised land, it needed tidying up and it wasn’t getting really looked after,” he said.

The rejuvenated St Helens Beach opened to the public in early 2024.

The luxury townhouses, priced from $1.95m to $3.95m, feature open-plan living zones flowing out to entertaining terraces, granite benchtops, Smeg appliances and engineered timber floors..
